We conduct two inspections per year, the maximum permitted by legislation, our condition reports are comprehensive. Our reports include photographs & descriptions of each rooms condition. Property Plus Managers will take the time to inspect and photograph maintenance issues as they arise, and contact you before engaging any tradesperson. Our aim is to resolve issues quickly, but to get it right the first time so problems dont become ongoing.
The Bottom Line
At Property Plus the rent is accompanied with a fully itemised electronic or printed statement outlining the debits & credits for the month is forwarded to you. We conduct two disbursements a month, this is optional to receive both disbursements. At this time any monies due to you unless instructed otherwise, is paid to you by way of electronic funds transfer (EFT) to your nominated bank account. We also include scanned copies of maintenance invoices with your statement for your income-tax records, they are retained on our files if you are unable to locate them come tax time. We provide annual end of financial year statements for taxation purposes and we can pay expenses associated with the property, on your behalf, from your rental income, thus saving you time. Expenses such as Council rates, Body-corporate levies, Insurance premiums and Water charges.
We employ a number of different strategies to combat rental arrears, should a rent payment become overdue we will send a reminder SMS, followed by a phone call, email and written advice. We also work with several debt collection agency to recover funds if these measures need to be put in place.
If a matter can not be resolved with a tenant and needs to be taken to VCAT our Property Management Team are experienced in these matters and will initiate a hearing and represent our clients.
Our approach to advertising is maximum return for minimum expense. With this in mind our goal is to maximise exposure to prospective tenants while at the same time remaining aware of the costs involved with property promotion. Bendigo Property Plus are up with the market leaders when it comes to internet & print media exposure. We are on all the national internet portals and we advertise in full color photos for print media.
Property Plus Managers take the time to conduct private escorted appointments as well as advertised open home inspections, so as to leave no stone unturned in the search for the very best tenant for your rental property. Our open home inspections are held at times that suit potential tenants, such as lunch times or late afternoon.
At Property Plus we begin our screening process from the time the applicant books an inspection through to the day they submit their application. We adhere to our strict tenant selection criteria and conduct national database checks for all potential tenants at no extra cost to you. Property Plus charge a letting fee and this incorporates all the charges associated with drawing up tenancy agreements, database checks and other applicant investigations.

If your investment(s) are currently managed by another agent and would like to change over to Bendigo Property Plus all you need to do is contact one of our Property Managers, we take care of the rest. Our team will arrange the transfer of management. We will provide you with a transfer of management letter and management authority. Once we have these signed by you we will notify your current agent and arrange a time to visit their office and pick up your property files and keys. There is no need for you to contact your current agent or communicate with them in any way.
